Mercer County Year-to-Month Residential Sales Statistics

When looking at the year-to-month (using the most recently completed month of January) actual statistics, by year, for Mercer County, the results, by year, for residential homes on the market, sold, average price and days for sale before close is charted as follows:

Yr Ending
January
Units ListedUnits Sold% SoldSold Avg.Avg.
 Dom
20088118389948$359,97082
20078900443149$340,06576
20068380535363$338,76258
20057496549473$297,03455
20046445485575$267,55357

This shows some interesting trends in the number of units going on sale remaining high, despite the decreased demand, which eventually begins to extend the average days on market, but not yet effecting upward price push.

The current inventory is 2444, with an average monthly Sold of 300, yielding a backlog of 8 months to sell off the inventory at current rates of sale.

The average elevation ranges from my calculations from 100-130 ft abot sea level. The elevation ranges from under 50 ft to over 400 ft (Princeton).
