Fiscal Year 2009 Budget Approved by New Jersey Legislature

The New Jersey Legislature approved A2800, the Fiscal Year (FY) 2009 state budget on June 23, 2008. The state budget for FY 2009 is $32.8 billion, $600 million less than the FY 2008 state budget. In addition, it includes $650 million to pay down the state's debt and it does not include any increases to real estate related taxes.   You can view the bill text of the FY 2009 state budget and a detailed budget analysis.     The FY 2009 state budget is currently being reviewed by Governor Corzine.

Movies in the Park at Medford Township

Medford Township's Department of Recreation is be providing a free "Family Summer Movies in the Park" series to be shown in Freedom Park, at 86 Union Street, Medford, NJ 08055 (across from the Public Safety Building). 

The movies will be shown at dusk every Tuesday evening through August 26.  If weather is bad on Tuesday, movies will be shown the following Wednesday evening at dusk.

So gather up your family, snacks, lawn chairs or blankets and enjoy some fun family films with the rest of the township.

Medford Canoe Trail - Explore A Hidden Gem

Medford Canoe TrailOnce used as a water and power source and a natural highway in the days before the railroad, the Rancocas River with it's tributaries is still an important natural resource.  In an effort to allow access to the river for recreation and to enjoy it's surrounding scenic beauty, the Medford Canoe Trail was created with the help of the local community and many individuals.  The Medford Canoe Trail Committee (MCTC) was created to coordinate the efforts.

2008 Race for Life - Saturday and Sunday (June 20, 21) at Medford Freedom Park

There's still time to participate and contribute to the Race for Life now being held at Medford Township's Freedom Park.

CommercialSource.com - National Commercial Listing Service From NAR

CommercialSource.com was created by NAR to become THE national commercial listing service.  It was started with the acquisition of 10-year old ePropertyData (March 2008), which provides the engine and hosting for the commercial listing service.  It currently has over 50,000 listings, growing weekly and is projected to reach 250,000 by 2009, and will continue to grow as the service is developed and features are added.

CommercialSource.com - Commercial ListingsAccording speakers James Marrelli and Allen Benson, who presented their overview of CommercialSource.com at the NAR Commercial Alliance's Online Convention the main Commercial Source listings site will be a national display site (compared to Loopnet listings), free to NAR members. 

It is being feed automatically by local CIEs and manually by licensed real estate individuals who are not members of a CIE.  This is now available online for individuals.  It first requires registration and then a verification step.

CommercialSource is designed to be all things commercial on the Internet for commercial property -- a one-stop site shop and marketplace for properties and resources.

The longterm objectives of CommercialSource.com is to:

Camera: Panasonic DMC-FX35 Wide Angle

I was wondering if anyone has any experience with the Panasonic DMC-FX35 25mm wide-angle camera, as I am trying one out.   I'm looking at it primarily for it's wide-angle capability and latest technology features.

I was considering an updated version of the Kodak V705 wide-angle with dual lens but that model or later version is no longer available from the company.Panasonic DMC-FX35 Camera

So far, I have taken several types of shots and like the quality using mostly the default settings.  There are a lot of setting options which I'm trying to learn about.  Battery life seems very good and I have an 8GB SDHC memory card so I can take plenty of pictures even at 10MB or movies at HD720.

While having wide angle capabilities makes it easier to take pictures of buildings and interior rooms, especially when in close quarters, it's not THAT much difference than using a camera with a standard angle lens -- just means I have to be further away to get in more of the picture.  Of course, this is often a problem, especially for interior room shots as you are usually limited by roomsize.  Now I can take in more of the room in a single shot.

BTW, the camera comes with software for transferring and managing images as well as a panorama utility that allows you to combine photos that were taken side-by-side into a single panorama image.

It has two mode settings for minimizing jittery pictures, one that is always active and is the only option for video recordings; the other mode is only activated when you press the shutter.   I wasn't using the second option, and when taking shots at a distance I was getting blurring in some of the shots, not all.  I need to try this feature some more and experiment between the two modes.

It includes a forward by Bob Becker, former CEO of National Real Estate Trust (NRT), who proclaims it a "must read for every potential buyer and seller of real estate, regardless of whether it is your first or fifth experience... chock full of good old-fashioned common sense and tempered with the realities of today's modern-technology advanced marketplace."
 
It's cover mentions that from reading the book you will lean how...
 - High Mortgage interest rates can actually work in your favor;
 - Aggressive negotiating will not necessarily get you what you want;

The book mentions that broker selection is the key to unlocking all the right doors and discusses how to pick the best broker for you needs. It discusses preparing a home for sale and setting the right price and the dangers of overpricing.  It looks at getting the buyer in the strongest position to  make an offer, negotiate price and terms and to ultimately in up with a good investment. And at various points it stresses the importance of following the Golden Rule no matter which side of a real estate transaction you are involved.
 
This is a good introduction to the real estate process for consumer and agent alike.

NJAR Support Continuing Education for New Jersey Real Estate Licensees

According to the latest NJAR email communications, "on June 10, 2008, the NJAR® Board of Directors voted to strongly support state-mandated continuing education for real estate licensees.

The board considered the NJAR® Continuing Education Task Force Outline and the draft Report and Recommendations of the Continuing Education Task Force of the New Jersey Real Estate Commission (REC) throughout its discussion.

The NJAR® board voted to accept the NJAR® Continuing Education Task Force Outline.

The REC Task Force's Report and Recommendations draft was presented to the REC at its public meeting on April 29, 2008. The draft report was discussed at the REC hearing on May 13, 2008 and there were no adoptions or decisions made concerning the report."

It looks like New Jersey, one of the few states not currently requiring continuing education, is on the way to making continuing education mandatory for all real estate licensees.

McCain Town Hall Meeting Held At Burlington County College, New Jersey

McCain Introduced by Joe Lieberman at Burlington County NJ Town Hall Meeting

GOP Presidential hopeful, John McCain, held a major Town Hall meeting at the Burlington County College (BCC) auditorium, a host to many past political events because of it's facilities and location.

Burlington County College John McCain Town Hall MeetingI was curious to see what McCain was like outside of the sound bites that are normally presented on the news.  Barack Obama was also appearing in the Delaware Valley, but BCC was much more convenient, easier to reach and the meeting was open to anyone.

There was the typical long line getting in through security but I arrived about 45 minutes before the 10 a.m. starting time and was in the air conditioned auditorium by about 15 minutes before it started.   There was still a long line after I selected a seat, but everyone that arrived on time was seated inside before McCain appeared.

The program started with the Pledge of Allegiance, followed by a convocation prayer which included requesting blessings for the county, military and our leaders, including the candidates.  Then local political figures running for Congress and the Senate were briefly introduced and spoke a few quick words.  Jim Saxton, who is retiring after his current 12th term in Congress expires, was recognized for his 25 years of service and given a standing ovation.   There was a lull for about 10 or 15 minutes, then the McCain entourage appeared just off to the back left side of the stage and the Town Meeting was on...

Leading off was Senator Joe Lieberman, who gave strong, passionate reasons why he, a Democrat, was supporting McCain for president.  He then introduced former New Jersey Governor Tom Kean, who had headed up the independent 9/11 Commission task force sanctioned by McCain, Lieberman and others in the Senate.  Kean then welcomed McCain to a rousing ovation that seemed would last forever, but everyone finally settled down to hear what McCain had to say.

McCain started off with some prepared remarks, relying occasionally on some 3x5 index cards for notes.  I believe the press, which had a large presence, obtained a lot of useable sound bites and newsworthy items from his speech.  He continued his challenge to Obama for a series of Town Hall meetings.  He corrected some misunderstandings about his stance on issues such as social security, taxes and energy independence.  He commented on what he felt was a bad decision by the Supreme Court regarding non-citizen military detainees.  He also noted that 30 of the detainees that had been released have already attempted to attack America again.

McCain is not a great orator. I don't believe I am making a statement that anyone will consider surprising.  However, he holds your interest as he is obviously very sincere about what he believes and he presents his views in a forthright manner. You feel while listening to him that what he says is heartfelt. 

When asked numerous questions by the audience, McCain listened (a couple of times taking notes), then answered them directly and confidently.  The only time he hesitated was when someone was discussing his position on a disabilities bill by its bill number, at which point he explained that he does not remember them by their number, but went on to answer the question. 

He answered questions about America's dependence on oil and the need for development alternatives.  McCain stressed that he was, for both economic and security reasons, supporting federally sponsored pure research (not subsidies that often negatively alter free markets such as with ethanol), nuclear energy and developing other sources of oil.  At the same time he was for correcting causes of global warming.   

In another reply, McCain stated that he is for providing PTSD support services for military personnel and providing them with a card for obtaining solutions to everyday maladies from standard medical providers.    He also committed to capturing Osam Bin Laden and bringing him to justice.

The time went quickly and about a little after 12pm, McCain thanked the people and concluded his remarks.  He then spent some time shaking hands with members of the audience.

If you ever get a chance to attend similar Town Hall meetings for either party, I encourage you to attend.  They allow a more complete, unfiltered view of the candidate(s) that, with the possible exception of C-SPAN, is sorely lacking from the regular news sources.

Beige Book Released By Federal Reserve For June 2008

The Federal Reserve recently published their latest issue of the Beige Book. It is available online.

Beige BookThe following is a brief list of it's overall (national) summary findings (using data as of June 2nd):

1. Economic activity remained weak since the last report. Economic activity was weak, soft, sluggish, modest in all Districts, except Philadelphia, Atlanta, Cleveland, St. Louis and San Francisco which had stable or little change.
 
2. Consumer spending slowed over most of the county due to higher gas and food prices. Retail sales were mixed with stable to higher inventories. Vehicle sales were weak, especially for SUVs and trucks, but solid for hybrid and fuel-efficient vehicles.  Retail inventories are steady or rising.  Philadelphia noted some relative strength in demand for luxury goods
 
3. Tourism generally was dampened due to higher energy prices, while international tourists were still having positive impact in areas.
 
4. Reports were varied in non-financial service industries. Demand for service providers slowed in many areas. Air travel remained strong despite route reductions.  Shipping and freight activity was sluggish or weakening.
 
5. Manufacturing was soft since last report.  Housing and construction industries were still softer.  Food processing was mixed with "subdued" to strong demands.  Strong overseas market still positively impacting some industries, such as steel. Demand was strong for farm equipment and transportation equipment to supply defense and aircraft industries.
 
6. Commercial real estate conditions varied with some areas reporting softening. Overall rents were on the rise in New York, but were stable or beginning to slip in Boston, Philadelphia, Richmond, and Kansas City.  Sales trended downward according to the New York, Philadelphia, and Kansas City Districts.  Nonresidential construction activity was mixed.
 
7. Residential real estate markets remained weak in all districts.  Philadelphia and Kansas City reported seasonal improvements.  Inventory levels of new and existing homes were still high or rising. 
 
8. Lending activity was varied with softening in the consumer segment persisting.  Banks have continued to tighten credit standards for consumer, residential and commercial loans.
 
9. Crop conditions were generally improved.  Districts were concerned that rising feed costs were eating into profit margins.
 
10. Energy activity remained strong.  Oil producers reported increases in oil and gas drilling to their highest level in 20 years. 
 
11. Employment hiring pace slowed over past few weeks. 
 
12. Businesses contacted reported increases in input costs since the last report and expect higher prices in the near future.

Enjoy Jersey Fresh Produce and Even Pick Your Own

Jersey FreshJersey GrownMy daughter this past week went out to pick strawberries with friends at one of the many farms in South Jersey that allow customers to do-it-themselves, save money and have the satisfaction of obtaining fruits and vegetables that are as fresh as possible without expending all the effort and time by growing them yourself.
 
Throughout the summer we will be enjoying fresh blueberries, melons, corn, beans, peppers, tomatoes and more. Whether picking them ourselves, or getting them just-picked at a roadside stand, you can't beat the freshness and tastes of Jersey Grown fruits and vegetables.
 
South Jersey is a great place to be in the summer for fresh produce, outdoor recreation and, of course, the beach.

Getting the Record Straight About the SubPrime Mortgage Crisis

The Washington Post published (6/9) a report, How HUD Mortgage Policy Fed The Crisis, subtitled, Subprime Loans Labeled 'Affordable'.  The article basically takes HUD to task for fueling the risky lending process, under the banner of "affordable" housing, that was characteristic of the subprime mortgage market.  It implicates Fannie Mae and Freddie Mac, but focuses on HUD, starting under the Clinton administration.
 
The next day (6/10), HUD fired off their response with a press release entitled, Setting the Record Straight, in which it states that "the Washington Post, citing former HUD officials and academics, claimed HUD's affordable housing goal requirements of Fannie Mae and Freddie Mac helped to fuel the collapse of the subprime mortgage market. This is a gross misrepresentation of much larger forces that were at work in the mortgage market. We believe it's time for a reality check..."
 
HUD goes on to point the finger at Fannie Mae and Freddie Mac, but ultimately at Congress, calling on it to create a stronger, world-class regulator of Fannie and Freddie.
 
In the process it points out that 92% of the current mortgages are being paid on time and often by underserved borrowers who were previously unable to obtain mortgages prior to HUD's affordable housing goals.
 
As participants and front-row observers, we are directly impacted by this crisis and what is being done to correct it and what steps will be taken to make sure it doesn't happen again.  
 
From your prospective, have these two articles correctly defined the problem and possible solutions or is one more accurate from your experience than the other.  Or, are both just pieces of a broader issue?
 
Of course, we all know that the government never lies, newspapers always get their facts straight and reporters never have a hidden agenda or bias.  ;-)
