Medford School District Receives Good Report Cards

Congratulations to the Medford Schools for above average passing grades on the 2007 N.J. School Report Cards issued by the New Jersey Department of Education (NJ DOE) and viewable on it's web site

According to the reports, Shawnee High School was above average on most areas tested, especially scoring strong in the SATs, Proficiency Assessments and Advanced Placement examinations.

Superintendent Emily Capella wrote that, "Once again, the Lenape District has registered and enviable record of outstanding academic achievement and prudent fiscal management."

The Medford Middle and Elementary Schools also exceeded the averages, with Medford Middle School showing significant advanced proficiency scores.

Capella asked everyone to keep up with the Lenape District's latest news by visiting the Lenape District's website at www.lrhsd.org and tuning into Lenape District Television Channel 19 (LDTV).

Appraisals In A Declining Market

In a recent RISmedia article, Jason Kotar of Diversity Lending Group gave some minimum guidelines for appraisals based on a small survey of other lenders...

These guidelines are not intended to be all inclusive and may differ depending on the lender. They should be viewed as the minimum requirements used to set the market value by using data for comparable properties.

- Must be within a three to six month period, with similar features such as square footage.
- Must provide days on market for the subject property and comparable sales used.
- Must be within close proximity of the subject property, looking at neighborhood character as well (urban, suburban or rural).
- Must be within a one mile radius of the subject.
- Must provide one current listing or pending sale from the Multiple Listing Service to help support value.

If any of these guidelines cannot be positively addressed or supported in the appraisal, the appraiser needs to provide a detailed written explanation of the circumstances.


While CMAs are in not appraisals, these guidelines are still important to keep in mind when providing Market Valuations for prospect property sellers and buyers as they help to maximize the accuracy of the valuation and minimize risk for all parties.

Bush In New Jersey Discussing Homeownership and Economy

U.S. President George Bush appeared in Freehold, Monmouth County, NJ today to praise a local non-profit company, Novadebt, which provides credit counseling to consumers who are burdened with heavy debt.

This was Bush's first visit to Monmouth County since he was President.  He gave a speech to the press and then talked with members of the company, a couple of homeowners who were helped by the program, and then toured the offices shaking hands and talking with employees.

Bush talked about the HOPE NOW Alliance, which is a private-sector group of lenders, loan servicers, investors, mortgage counselors.  He encouraged anyone worried about losing their home to call 1-888-995-HOPE.

He said that the program has so far helped 130,000 people refinance their mortgages and expect to help 300,000 by the end of the year.

Combat Pay Can Count toward Economic Stimulus Payment Eligibility

A recent IRS news release states that military personal who served last year or are now serving in combat zones can use the pay they received during that time to qualify for the 2008 economic stimulus package payments. 

According to the IRS, Military personnel serving in combat zones have the option of including their nontaxable combat pay on their 2007 or 2008 income tax returns if it helps their eligibility for the 2008 economic stimulus payments. 

To receive the stimulus payment this year, combat zone personnel or their spouses must file a 2007 income tax return by Oct. 15. Otherwise, they can claim the economic stimulus payment on next year's income tax return.

Military personnel who normally would not file an income tax return because their 2007 income is not taxable can file a simple Form 1040A with the IRS if they want to receive the economic stimulus payment. They should report their nontaxable combat pay on Line 40b of the Form 1040A to show at least $3,000 in qualifying income. The Department of Defense lists the amount of excluded combat pay, along with the designation, "Code Q," in Box 12 of Forms W-2.

How To Use A Custom Domain On Blogger

A lot of people use Blogger because it's easy to get started and use, it's supported by Google and most importantly, it's free.

BloggerHowever, when using it in it's standard form, you will reference it with a generic domain name, such as "myname.blogspot.com"  (blogspot.com, being the general domain name for Blogger.)

If you want to publish and access your Blogger blog by a unique domain name, it's relatively easy to do.  It will require you to have a registered domain name, or you can purchase one through Blogger's Dashboard setup facility. 

To begin, you need to log into Blogger, select "Dashboard" and "Settings" for your blog, then select "Publishing" and "Buy A Domain For Your Blog" (whether you already have a domain or not).  Next, if you need to purchase a domain name, follow the process for purchasing your domain name, otherwise (if you already have a domain name to use) click on "Switch to advanced settings".

Blogger also has online instructions: How do I use a custom domain name on my blog? and it will walk you through the setup steps.

I started the process with an existing domain name that I wanted to assign.  I also wanted to use "mydomainname.com" WITHOUT the "www." prefix.  The instructions were not that clear, actually confusing on what to do in either case of using or not using the "www".

While the actual steps vary for each domain names provider (i.e., registrar, such as GoDaddy, 1and1, etc.), they essentially require you to create a CNAME entry (actually two, which is not clear from Blogger's instructions):

   one CNAME entry for "www" (probably already exists, you just have to edit it, otherwise add it) and
   one CNAME entry for "yourdomain.com" (you will have to add it)

Both will point to host name = "ghs.google.com"

For example, if you use GoDaddy, here is a link to a clear set of instructions.

Note: You don't have to understand all about what a CNAME is in order to accomplish this.  Just follow the instructions step-by-step and you will be fine.

As one of the final steps, make sure that in the Settings --> Publishing section, you enter your "www.yourdomain.com" (or "yourdomain.com") address. And be sure to place a check mark in front of "Redirect www.yourdomain.com to yourdomain.com" (or vice versa).

Now you should be able to access your Blogger blog by it's new domain name and it will display the domain property in the browsers address area as "domain.com or www.domain.com" instead of "myname.blogspot.com".

If you want to reference your blog by a subdomain address such as, "blog.yourdomain.com", the above links will also be of help to you.  Just keep in mind that you will be creating a CNAME (alias) entry for "blog", but NOT for "www" nor "yourdomain.com" since they are already referencing your regular web site.

Top 2008 "Dirty Dozen" Tax Scams Indentified By The IRS

WASHINGTON - The Internal Revenue Service (IRS) recently issued its 2008 list of the 12 most egregious tax schemes and scams, highlighted by Internet phishing scams and several frivolous tax arguments.
 
Topping this year's list of scams is phishing, which encompasses numerous Internet-based ploys to steal financial information from taxpayers. New to the "Dirty Dozen" this year is a scheme, which IRS auditors discovered, that relates to unreasonable and/or excessive fuel tax credit claims.
 
"Taxpayers should be wary of scams and promises to avoid paying taxes that seem too good to be true," Acting IRS Commissioner Linda Stiff said. "There is no secret formula that can eliminate a person's tax obligations. People should be wary of anyone peddling any of these scams."
 
Tax schemes can lead to problems for both scam artists and taxpayers. Tax return preparers and promoters also risk significant penalties, interest and possible criminal prosecution.
 
The IRS urges taxpayers to avoid these common schemes:
 
 (1) "Phishing" via Internet.
 (2) Economic Stimulus Payment scams.
 (3) Frivolous arguments.
 (4) Fuel Tax Credit scams.
 (5) Hiding income offshore.
 (6) Abusive retirement plans.
 (7) "Zero wages" claims.
 (8) False claims for refunds and abatements.
 (9) Return preparer fraud.
(10) Disguised corporate ownership.
(11) Misuse of trusts.
(12) Abuse of charitable organizations and deductions.

Lumberton Historical Society Museum -- Open 3rd Saturday of Each Month

The Lumberton Historical Society Museum is open to the public on the 3rd Saturday of each month, From 10:00 AM - 12:00 PM.   It is located in the Gaun building on Main Street.

When To Use A Trailing Slash in URLs and Why

"You think you use the correct URL for your pages? Are you sure?"

Because of an unresolvable issue with a previous web hosting service provider, I had moved one of my web sites to a new service provider.  Since I was staying within a Linux based web hosting environment and my web pages were essentially basic HTML pages, I was able to make the transfer and be up and running within an hour. 

It took another 24 or more hours for the new domain location to be replicated and found through the Internet, but everything seemed to work as expected. 

However, when typing in domain addresses that referenced subdirectories without a trailing (or final or ending) slash ("/"), the resulting message indicated that my requested page could not be found.  But when I accessed the paged in the subdirectory (folder) adding a slash or when I accessed any page in the subdirectoy directly or from links on another page, I could view the page with no problem.

For example, I have subdirectory where I store text versions of U.S. documents such as the Declaration of Independence, the Constitution of the United States and Bill of Rights.  The URL is:  http://www.lawrenceyerkes.com/USdocs/.

When I typed it without the slash,  http://www.lawrenceyerkes.com/USdocs, it failed to find the corresponding web page.  However, http://www.lawrenceyerkes.com/USdocs/ worked, as well as the default page that it returned: http://www.lawrenceyerkes.com/USdocs/index.html.

It had worked as expected using any of the URL's cited above in the previous and I had not made any changes to the original web pages.  So what was causing this issue with the ending slash of URLs?

That explains why and when using the trailing slash is important.  However, it does not explain why my web site responded properly in one environment and not in the other.   In both cases, they were Apache web servers.  So the results should have been identical.

   (Note: This is not the most current version of Apache, but it was still valid information which resolved my situation.)

The Apache FAQ identified the issue as caused by one of two situations. In my case it was a problem with the "Alias" directive in the Apache httpd.conf file.  However, getting the tech. support people to acknowledge that the problem was on their end was not easy.  I first had to "humor" them by temporarily removing .htaccess files and repeatedly reemphasising that I had no special scripting that could be causing this condition.  Finally, after getting a high level technician who went step-by-step over my logic for resolving problem, they finally agreed that problem was on their end with a simple Apache setting.  A change request was authorized and next day all was well.
