Medford Wine and Jazz Festival This Sunday (September 30th)

The Historic Medford Village Association is sponsoring it's first "Medford Village Autumn Wine & Jazz Festival" on Sunday afternoon (Sept. 30th), between 1 and 4pm.  It will be held on Main street and is open to everyone to enjoy food, shopping and music. 

Jazz PlayersWine TastingParking is free as are the trolley rides into town. 

The Jazz Festival is free for all to enjoy.

For those interest in wine tasking, you will need to purchase a "Wine Tasting Bracelet" ($15 for over 21, $10 for 65 and over, Photo ID Required).  A  free Collectible Wine Glass will be offered with Paid Wine Tasting Admission (while supplies last).

COATES, BANK, BRANCH and ALLEN.

Medford Lakes Community Yard Sale -- Still Time To Find Fantastic Deals!

The annual Medford Lakes Community Yard Sale Weekend is now is full swing and there is still time to take advantage of the fantastic deals available on pre-owned and often never used, quality items.  

Well over 100 sales locations in Medford Lakes, not to mention surrounding communities which are also sponsoring similar sales, are available!!!

I took a quick tour of the yard sales and was amazed, as always, on the variety great buys on furniture, clothing, toys, crafts, tools, appliances, exercise and electronic equipment and more.   We have regularly found great bargains on some very high quality, often almost new items. 

And there is some deep discounting going on here!

The yard sales will be continuing tomorrow (Sunday) from 8:30 am until 1 pm.

There is a list (catalog) available of participating homes during the Community Yard Sale event. 

If you're not a resident, this is your opportunity to come and enjoy a fun time out shopping for great bargains on every kind of item imaginable.

Beige Book Released By Federal Reserve For September

The Federal Reserve recently published their latest issue of the Beige Book.  It is available online.

Beige BookThe following is a brief list of it's overall (national) summary findings (using data as of August 28th):
   
1. Economic activity continued to expand since the last report, with five district reports indicating that the pace decelerating.  Regarding economic growth: some slowing in economic growth was seen in the Boston, New York, Philadelphia, Kansas City, and Dallas Districts, though Dallas still characterized growth as strong. Most other districts reported continued modest growth. Atlanta again reported it was mixed.  Richmond observed slow growth, while San Francisco noted it as "solid".

2. Consumer spending increased slowly with sluggish sales of vehicles and housing-related goods. Inventory levels were satisfactory for all except automobiles.

3. Tourism was steady but relatively strong.
 
4. Activity in the service sector varied by district and industry, with trucking and information technology relatively strong and with mixed reports about health care and air transportation.  
 
5. Manufacturing continued to expand in all districts, although with weakness related to automotive and residential construction.
 
6. Commercial real estate markets showed widespread strength.
 
7. The housing market showed uniform weakness.  Sales were down and inventory was up.  
    
8. Overall loan demand softened for home loans, but credit quality was still favorable.
 
9. Crop and livestock production was hampered by widespread drought conditions in most of the nation.

10. Energy production remained at a high level.  
 
11. Labor markets were steady since the last report with upward pressure for workers with specialized skill..  
 
12. Consumer spending increased modestly in most districts with some reporting flat to declining sales.

Residential Market Report: Gloucester County - YTD September 2007

Note: This market report is based on information from TReND for the period 1/1 through 9/13 for 2007 and 2006.  (All calculations are approximate and rounded up.)

Market Report - Gloucester County - Residential Home Sales
 
Year-to-Date Residential Home Sales     Under $300's
2007:  2366  88.5% of prior year           1825 (77% of total sold)        (216 rentals)
2006:  2674  94.0% of prior year           2093 (78% of total sold)        (190 rentals) 
2005:  2846                                            2348 (83% of total sold)       (153 rentals)
 
From the data we see that the statistics support anecdotal reports of slowing of sales compared to last year, while homes available for sale have increased in proportion to homes sold.    The percentage drop of over 11% from last year (and 5% from 2005 to last year) for homes currently sold to date tends to be higher in the areas that have more homes in the higher price ranges.  

The proportion of Homes under $300K remained almost the same over last year, which is lower than in 2005.
Surprisingly, median sold prices have increased from $215,000 to $225,000 (the average sold price has continued to increase to $249,800), while pending median home prices are $229,900.  The median Days On Market (DOM) increased from 41 to 56, with the average DOM going from 72 to 79.  The percentage of actual price to asking price decreased from 97% to 95%.  The market therefore appears to be adjusting to more historical sales cycle norms. 

Personal experience provides observation of homes that are properly priced and staged for showing still selling well, though taking longer than during the recent sellers market. 
  
An interesting trend is the gradual increase of residential rentals over prior years.  More analysis needs to be conducted to see if this increase is a result of people renting their homes instead of selling while they wait for the market to swing back, or perhaps more investors "coming on line" with their rental property investments, or some combination of both.

From the data we see that the statistics support anecdotal reports of slowing of sales compared to last year, while homes available for sale have increased in proportion to homes sold.    The percentage drop of over 10% from last year (and over 14% from 2005 to last year) for homes currently sold to date tends to be higher in the areas that have more homes in the higher price ranges.  

The proportion of Homes under $300K remained approximately the same over last year, which is lower than in 2005.

Surprisingly, median sold prices have increased from $195,000 to $198,000 (average price also continued to increase to $223,900), while the median Days On Market (DOM) increased from 37 to 51, with the average DOM going from 69 to 75.  The percentage of actual price to asking price decreased from 96.3% to 94.8%.  The market therefore appears to be adjusting to more historical sales cycle norms.

Enjoying New Jersey On A Motorcycle

For motorcycle enthusiasts, New Jersey, especially South Jersey (the Coastal Plain area), has some great scenic and fun-to-ride roads that make for great day or half-day trips.  (For example: Motorcycle Roads / NJ, Touring Hunterdon, NJ, NJ Motorcycle Meetups by City)

If you enjoy motorcycling in the company of other motorcyclists, then there are numerous motorcycle clubs and events for which you can take part (New Jersey Motorcycle Events, more NJ Motorcycle Events, and even more NJ Motorcycle Events).
 
If you're into antique motorcycles, then you'll want to check out New Jersey chapter of the Antique Motorcycle Club of America.

My personal favorite thing to do in New Jersey on a motorcycle (and also in my Jeep) is taking a trip to the Wharton State forest and Batso Village area.
