Most of us want to learn of Commercial properties that are available and desire for others to know about our properties. Therefore, we need a venue for Commercial Real Estate group members and potential buyers to quickly find out about available properties.
We already have a great facility via Localism.com whereby we can post listings by location.
Posting listings to the Commercial Real Estate group can result in the group posts looking like spam and that are often of interest to at best a very few members for each occurrence.
For those that want to be able to have a place for posting and quickly identifying Commercial listings, here's a new group created just for that purpose:
Commercial Sales or Leasing - Property and/or Business
I've posted a few of my listings just to get it started.
(BTW, I'm open to renaming suggestions or adjustments to it's focus.)

Celebrate: Memorial Day - Honoring Those Who Sacrificed For Us!
Celebrated in most states on the last Monday in May, Memorial Day is a time to remember the U.S. men and woman who lost their lives serving their country. Originally known as Decoration Day, it was established in 1868 to commemorate the dead from the Civil War. Over the years it came to serve as a day to remember all U.S. men and women killed or missing in action in all wars.National Memorial Day Concert - PBS

BreakTime: The Art of Insults
Have you ever been in situations when you have someone that was quick on the trigger and shooting an insult at you and you were at a loss as what to say in return and wished you had something witty to respond, a snappy repartee. There are different approaches to the witty insults. Many have developed insults into an art form and some have even made money off of it...
There's the Don Rickles approach: "Oh my God, look at you. Anyone else hurt in the accident?" "Who picks your clothes - Stevie Wonder?" "I've seen people like you before, but I had to pay admission!"
The Abraham Lincoln approach: "He can compress the most words into the smallest idea of any man I know."
The T-shirt slogan approach: "Everyone makes mistakes, but you're abusing the privilege." "You have the right to remain silent because whatever you say will probably be stupid anyway." "I've got one nerve left and you're getting on it!" "On a scale of 1 to 10 - you're an idiot!" "Those of you who know it all are really annoying to to those of us who do!" "You laugh because I'm different, I laugh because you're all the same."
The BlackAdder approach: "The only decent impression he can do is of a man with no talent." "He is the most overrated human being since Judas Iscariot won the A.D. 31 Best Disciple Competition." "The eyes move, the mouth opens, but Mr. Brain has long since departed."
The Aussie approach: "She is a sandwich short of a picnic." "He is three bricks short of a full load." "He has kangaroos in his top paddock." "His father was an electrician and he was his first shock." "His mother should have thrown him away and kept the stork." "He's one snag short of a barbie." "If brains were gunpowder, he couldn't blow his nose!"
The Grouch Marx approach: "I never forget a face, but in your case I'll make an exception." "She got her good looks from her father. He's a plastic surgeon." "You've got the brain of a four-year-old boy, and I bet he was glad to get rid of it." "I didn't like the play, but then I saw it under adverse conditions - the curtain was up." "Don't look now, but there's one too many in this room and I think it's you." "From the moment I picked your book up until I laid it down I was convulsed with laughter. Some day I intend reading it." "I could dance with you until the cows come home. On second thought I'd rather dance with the cows until you come home." "Why don't you bore a hole in yourself and let the sap run out?" "I've had a perfectly wonderful evening. But this wasn't it." "He may look like an idiot and talk like an idiot but don't let that fool you. He really is an idiot."
And then there's the Mark Twain approach: "He is useless on top of the ground; he aught to be under it, inspiring the cabbages." "Had double chins all the way down to his stomach." "Why do you sit there looking like an envelope without any address on it?" "His ignorance covers the world like a blanket, and there's scarcely a hole in it anywhere." "God made the Idiot for practice, and then He made the School Board." "Reader, suppose you were an idiot; and suppose you were a member of Congress; but I repeat myself." "He was a solemn, unsmiling, sanctimonious old iceberg who looked like he was waiting for a vacancy in the Trinity." "You take the lies out of him, and he'll shrink to the size of your hat; you take the malice out of him, and he'll disappear." "I could never learn to like her, except on a raft at sea with no other provisions in sight." "I didn't attend the funeral, but I sent a nice letter saying I approved of it."
If you're one of those that can never find the right words that you wish you could have said, well, fret no more!
We provide a full complement of resources below that will give you the verbal upper hand in any situation. Just spend a few sessions memorizing selections you like from the lists below and never be at a loss for the comeback remark and leave them tongue-tied for a reply...

Wall Paint For Movies and Videos
A recent technology column in the NY Times had a section titled: "Paint Your Walls for Movies" in which it discussed what is the best paint and colors to paint your walls so that you can use it as a screen for projecting movies and videos.
According to the article, there is special paint you can purchase that has been formulated to maximize the color, brightness, contrast of images that are projected onto it.
The difficulty is finding what, if any, local paint dealers stock the paint and what is the best paint and color for your situation, as the colors vary from grey to white, depending on the projector that you will be using to display the movies or videos.

Kudos to Fire Fighters and Supporting Emergency Responders
the fire fighting professionals that serve us day in and day in protection of us and our environment. At the height of the recent forest fire, more than 1,000 emergency responders, including more the 600 firefighters, used water, bulldozers, tanker trucks, Black Hawk military helicopters and even other fires to eventually contain and then control the fire. At this point the fire is no longer a threat.
We salute all of the brave, committed fire fighters, law enforcement and emergency responders that have acquired the necessary training, skills and experience to quicky respond to fire threats and effectively contain, control then extinquish the fires. We thank you for your hard work and dedication to keep us safe.

Avoiding Antitrust Risks
With the recent talk in AR about discussing pricing and the confusion about what the law determines is antitrust practices, I thought I would make a short post to point you to the NAR's Field Guide To Antitrust and specifically some information that is useful for any business, whether real estate related or not...
4 Antitrust Traps to Avoid - Term/Price Fixing; Territorial Assignments; Boycotts; Association Meetings -- and how to avoid. [Side question: Could AR fall under the Association Meetings criteria?]
6 Simple Antitrust Prevention Steps - "Compliance with antitrust laws doesn't involve a lot of expense and rigorous documentation. It does require that you and your company's salespeople have a clear understanding of the law, a sensitivity to potential problem areas, and a consistent commitment to avoiding circumstance that might imply violations."

Studies Confirm: Prolonged High Exposure to Radon = Lung Cancer

Radon is a natural radioactive gas that you can't see, smell or taste. Its presence in your home can pose a danger to your family's health. Radon is the leading cause of lung cancer among non-smokers. Radon is the second leading cause of lung cancer in America and claims more than 20,000 lives annually. (Source: EPA)
More Information from EPA
As stated in a previous post, in our region it is highly recommended to test for radon if you have a basement (or have flooring that is below ground level), especially if it is a basement in which you will be spending a lot of time. Radon tests are relatively inexpensive for the peace of mind they can provide with knowing that your property is not exposing you to unhealthy doses of radon or, if it is high, that now it can be easily remediated.

Forest Fire Threatens New Jersey Pinelands North of Atlantic County, NJ
According to current news reports, and updates from the New Jersey Forest Fire Service, the Warren Grove Gunnery Range (9,400 acres in Bass Township), used as a New Jersey National Guard weapons training area, and located by McGuire Air Force Base (about 25 miles north of Atlantic City), was the origin point of a wildfire that has consumed more than 12,000 acres, almost 20 square miles of New Jersey Pinelands. It was believed started when a military jet dropped a flare on a bombing range.
At this point, firefighters are battling the blaze, reaching heights of 80 to 100 feet, and also closely monitoring to see how it develops. Over 2,500 people have already been evacuated, several homes were either damaged or destroyed, and wildfire has the potential to effect as much as 25,000 acres. No fatalities have occurred.
For those in Northern and Southern areas of Burlington and Ocean counties, you need to stay closely tuned to local radio and civic emergency communitications so you are prepared if the blaze should head your way.

Infrastructures.org - Unix System Administration
According to the online organization, Infrastructures.org, "most IT organizations still install and maintain computers the same way the automotive industry built cars in the early 1900's: An individual craftsman manually manipulates a machine into being, and manually maintains it afterward. This is expensive. The automotive industry discovered first mass production, then mass customization using standard tooling...The standards and practices described here are the standarized tooling needed for mass customization within IT."
"When deploying and administering systems infrastructures it is still common to think in terms of individual machines rather than view an entire infrastructure as a combined whole. This standard practice creates many problems, including labor-intensive administration, high cost of ownership, and limited generally available knowledge or code usable for administering large infrastructures."
Here you will find checklists, tools, and procedures for architecture and rapid deployment of UNIX systems infrastructures, with emphasis on automated systems administration techniques.
This is particularly useful for those system administrators who feel there's got to be a better way.
While geared to the Unix operation system, the majority of concepts are transferrable to other operating systems.

The RsearchChannel is an educational and research information resource that was developed by leading research and academic institutions to share their researchers' work with the public.
As it's web site explains, "ResearchChannel is a nonprofit media and technology organization that connects a global audience with the research and academic institutions whose developments, insights and discoveries affect our lives and futures... An intellectual community, ResearchChannel was founded in 1996 by leading research and academic institutions so they could share the work of their researchers with the public. These ideas are shared in their original form - unmediated and without interruption. Today, more than 70 participating members and affiliates provide all programming, and that number continues to grow.
"Through cable and satellite distribution, ResearchChannel is available to more than 25 million U.S. households. The channel is also available on select academic networks in the United States and other countries. Getting Ready for Retirement - You Can't Begin Too Soon
Introduction - Looking at Retirement
Quote: "Retirement at 65 is ridiculous. When I was 65 I still had pimples." - George Burns
In ancient times, there was no such concept as "retirement". In fact, it is a fairly recent development from about the 1900's, effected in large part by our increasing life expectancies.
Retirement as we understand it today, involves a major adjustment in our lives and those around us. It requires thorough consideration and careful planning to enable a successful, satisfying transition.
People have many fears and expectations about their retirement. Many long for their coming retirement as being one big vacation, free of their work routine with time to do the things they always wanted to do, including hobbies, traveling and visiting friends and family. Others look at, or even avoid thinking about, retirement because of fearing change, aging and death. They may see retirement as the next phase or step before death or a time for sitting around waiting to die.
In reality, retirement is a mix somewhere in between those two extremes, being neither the ideal you dream it will be nor as bad as you fear it could be.
To have a successful retirement, most authorities and people who are experiencing retirement are in agreement that you need to know yourself, prepare for retiring long before you reach retirement age, and have a proper attitude.
Following are some of the important Retirement Issues you should be dealing with now, especially if you are have not yet retired:
Adjusting - Understanding the Problem - the stages of the retirement process, the losses, factors and proper attitudes.
Physical and Mental - including health, finances, housing, location and transportation.
Occupation - how you will use the time, energy and skills you have previously devoted to your vocation.
Marriage, Family and Friends - various retirement combinations/variations, marital adjustments, intimacy, grandchildren, old and new friends.
Spiritual - taking advantage of your time to deepen your spiritual understanding and life, opportunities for volunteering to serve and preparing for eternity.
We will look at each of these issues in more detail in subsequent articles in this series on Getting Ready for Retirement.
NOTE: These outline notes were gleaned from a seminar, "Getting Ready for Retirement (You Can't Begin Too Soon)", that was recently presented at a local Business Leaders Club seminar by Dr. Dennis Borg and is used by permission. Dr. Borg is the Director of Integrity Ministries, a Marriage and Family Counselor, part-time professor and a Life Coach.

Infrastructure Funding, Development and Management -- An Emerging Crisis and Investment Opportunity
A recent report from the Urban Land Institute (ULI), co-published by Ernst & Young, looks at the "Evolving Market for Infrastructure Funding, Development, Management". According to ULI, "The United States' relatively low investment in virtually all aspects of mobility-related infrastructure -- airports, public transit, railway systems, roads and bridges -- is an 'emerging crisis' that will compromise the ability of the nation's cities to compete globally."

"Infrastructure 2007: A Global Perspective offers a comprehensive look at the status of current and planned infrastructure investment and development in a variety of categories in countries worldwide, with a particular focus on the United States, China, Japan, India, and Europe."
"America is more of a follower and no longer a world leader when it comes to infrastructure," the report states. "Other countries marshal vanguard strategies and provide the contemporary lessons for developing best practices in public/private finance, intermodal transport, congestion pricing and high-speed rail...Too often (in the U.S.), projects focus on restoration rather than rethinking the model and finding possible efficiencies...There is a tendency to invest in the infrastructure we have instead of the infrastructure we will need."
The report sees the private sector as taking an increasingly important role in the development of infrastructure in the U.S. and the world over the next 50 years. It predicts that with increasing privatization and public-private relationships, infrastructure will emerge as a new asset class for investors. It also identifies trends and issues specific to the U.S.
The report recommends that "if infrastructure expenditures are comprehensively planned and integrated with regional land use, the lasting economic benefits can be enormous, propelling the nation's growth for generations...The country needs a new model for how it plans and pays for infrastructure, including how it plans its communities."

Healthy Eating: Enjoying Almonds and Their Benefits
I enjoying eating almonds in their various forms, whether that be raw with the brown coating or blanched, roasted with or without salt, or as almond butter or even almond milk. I like them as ingredients in other food dishes, but mostly I like them by themselves.
Almonds are classified as a "super food" because of their nutritional value, health benefits and flexibility in preparation and use. Almonds are high in protein, fiber, mono-unsaturated fats (the good kind), minerals, and other nutrients, including being high in vitamin E, an antioxidant. They have shown positive effects with controlling cholesterol.
Almonds also have an alkaline effect in the body, which can be enhanced by soaking Almonds overnight before eating.
While raw almonds are probably the best form nutrition-wise in which they can be eaten, I prefer them dry roasted, especially salted. I also enjoy almonds as a butter, in which case I prefer raw almond butter over roasted almond butter.
Below are various resources on the web for roasting your own almonds or making your own almond butter. This also includes recipes for honey roasted almonds. I've included links to several different sites containing instructions for preparing the almonds to obtain the form you desire.
Many of the roasting recipes suggest heating at 350 degrees F, while other sources caution against going over 170 degrees F. Since you can't know for sure the conditions (including temperature) under which store-bought roasted almonds were processed, you can do it yourself with relative ease.
I currently prefer the following instruction (which suggests 250 degree F -- you can change temperature to under 170 degrees F and adjust the timing accordingly) which also mentions how roasted is better than raw...
Roasting Almonds - I currently like the method described here the best for dry roasted almonds and explaining why I enjoy eathimg them this way over raw almonds.

Blend for approximately 30 seconds and add 1 teaspoon of pure malt syrup and 1 pinch of sea salt. Pour the mixture through a strainer into a bowl and transfer into a storage jar. Place the remaining nuts from the strainer into the blender with another teaspoon of pure malt syrup, pinch of sea salt and enough water to make the desired consistency. Strain out the liquid 'nut milk' [into the storage jar]. This should be refrigerated and will last for several days. Almond milk can be served as a drink or on cereal. The leftover pulp can be used in cooking, such as in grain and vegetable dishes or in baking." (Source: Yahoo home library article)

Happy Mother's Day!
Wishing all of the mothers out there a great Mother's Day! As a son and husband I really appreciate the love, nurturing, sharing, stability and wisdom that my wife and mother have always shown and imparted to their children.
Did You Know? The first Mother's Day observance was a church service in 1908 requested by Anna Jarvis, of Philadelphia, to honor her deceased mother.
Jarvis, at an early age, had heard her mother express hope that a day to commemorate all mothers would be established. Her mother had also expressed the sentiment that there were many days dedicated to men but none to mothers. Two years after her mother's death, Jarvis and friends began a letter-writing campaign to declare a national Mother's Day observance to honor mothers. In 1914, Congress passed legislation designating the second Sunday in May as Mother's Day.

Recalls.gov - U.S. Government Site For Federal Recalls

As stated on the web site, the objective is "to provide better service in alerting the American people to unsafe, hazardous or defective products, six federal agencies with vastly different jurisdictions have joined together to create www.recalls.gov."
The main recall categories (and corresponding reporting agencies) currently are:
Consumer Products (CPSC) | Motor Vehicles (NHTSA) | Boats (U.S. Coast Guard)| Food (FDA and USDA) | Medicine (FDA) | Cosmetics (FDA) | Environmental Products (EPA)

McGuire AFB NJ: Air Show Will Proceed As Scheduled This Weekend
The McGuire Air Force Base Air Expo 2007, with the theme, "Heritage to Horizons: Commemorating 60 Years of Air and Space Power", will proceed as scheduled despite the recently uncovered terroism plot at nearby Fort Dix.
According to interview given to KYW1060 News Radio, McGuire's Maj. James Greathouse says even with the terrorism threat at adjoining Fort Dix was disclosed, the show will go on:
"One of the things we learned after 9/11 is we can't cower, and we can't change who we are and what we do because of some of those folks out there. What we can do is learn and be safe and be cautious, and take all the precautions we can."
He says security on base has been increased already. And this weekend, every car will be scanned; no bags, backpacks or coolers will be allowed; and every person will go through at least one metal detector."
However, they expected no significant delays gettin through the security stations for those attending the event.
