This Web site serves as a one-stop clearinghouse of financial resources for both homebuyers and homeowners. Their members include non-profit housing organizations, financial institutions, and government agencies -- committed to partnership in an effort to help more individuals and families on their path to homeownership.

They offer an online homebuyer education course, have a basic "housing to income ratio" calculator, provide how-to-do home improvement repair tips and provide downloadable buyer worksheets. Their Funds Finder Tool will retrieve affordable housing programs that offer financial assistance on home ownership and/or home rehabilitation, ranging from free grants to zero-percent interest loans.

Pre-Qualifying vs. Pre-Approval

According to generally accepted industry definitions, a pre-qualification letter simply indicates a cursory review of your financial situation while a pre-approval letter shows that the lender has made a thorough enough analysis of your income, assets and credit and can conditionally approve you for a specified loan amount. The pre-qualification process is quicker than the pre-approval process and is often the first step in getting a pre-approval, as it can be issued while information and documentation is being submitted and verified for the pre-approval.

In actual use, the definitions of each term are somewhat flexible -- the meaning of "pre-approval" and "pre-qualification" varies from place to place, lender to lender, and who you ask. Neither a "pre-approval" nor a "pre-qualification" are seen as absolute loan commitments. A final approval requires a satisfactory property appraisal and title review and no change in financial condition, whereupon a loan commitment allocates funds for the loan.

Getting pre-qualified and/or pre-approved by a reputable mortgage company is the first major step in buying a property, and should be done before you actually start your property search, as it will tell (or confirm to) you what price range in which to be looking for property.

Pay Off Your Mortgage In Advance and Save Money

Here's How To Pay Off Your Mortgage Loan In One Half Time or Less And Save Thousands of Dollars

The process is extremely easy, and yet a revelation to most home buyers, particularly when they realize that they may be able to save more interest than 75% of the total loan amount. Simply, it is merely adding the next month's principal payment to this month's regular payment, which in effect does two things to your mortgage loan:

#1 - Reduces the term by one month each time you add an extra principal payment, and

#2 - Ultimately saves an amount equal to the interest that you would have had to pay with the next regular payment, which in the early years of the mortgage may be eight times greater than the principal amount each month.

Note: Even if you can't make that much of a payment, you will still save money if you even make partial extra payments or periodic extra payments.

Here's a resource if you, or someone you know, is struggling with their their finances and are at risk of loosing their home.  The HomeOwnerShip Preservation FoundationThe Homeownership Preservation Foundation (HPF) creates partnerships with local governments, nonprofit organizations, borrowers and lenders to help families overcome obstacles that could result in the loss of their homes.

They use programs like the highly successful 1-888-995-HOPE national homeowner assistance line to help individuals and families who are struggling financially. To date, more than 45,000 homeowners have received advice, assistance and support to help them stay in their homes.

PMI - Knowing The Rules Can Save You Thousands of Dollars

PMI BrochurePMI (Private Mortgage Insurance) has been around since the 1950s. It is usually required by many mortgage lenders to minamize the risk of a default by the borrower when a conventional loan exceeds 80 percent of a home's market value, It is designed to partially compensate the lender for losses suffered if a borrower defaults on a loan.

40-year Mortgage Loans: Who Can Best Benefit?

Borrowers who face affordability issues and think homeownership is beyond their reach, first-time homebuyers, or those living in high-cost areas seeking manageable monthly payments may find 40-year Mortgages attractive.

The 40-year Mortgage is eligible on both standard fixed-rate products as well as our standard 3/1, 5/1, 7/1 and 10/1 hybrid ARMs.  Keep in mind that over the length of the loan, you will be paying a signicantly higher amount of total interest than for 30-year or shorter mortages.

This is best for those that are looking at a long-term investment. Just be aware that many 40-year mortgages have a balloon payment due after 30 years. Make sure you check it out thoroughly before you sign.

Moving Yourself: The POD Moving Container

POD (Portable On Demand) moving containers are trailor sized crates that are dropped off at your property and left there for you to load up your personal property.

Once loading is completed and you are ready to move, the POD will be picked up (or temporarily placed in storage until you are ready), then delivered to your new property for unloading.

The containers' doors are set level to the ground so you don't have to climb up or down to load. They come in lengths of 12' or 16', the larger holds approximately 1600 square feet of property items. If you have a larger building, then just use 2 or more PODS to hold the entire contents as needed.

This can be a very convenient and cost effective option for moving whether for your personal contents or for those of your business.

Moving Expenses May Be Tax Deductible

If you moved because of a change in your job location or because you started a new job, you may be able to deduct your moving expenses if your move is closely related to the start of work. To qualify for the moving expense deduction, you must meet both the distance and the time tests, unless you are a member of the armed forces and your move was due to a permanent change of station.

Your move will meet the distance test if your new main job location is at least 50 miles farther from your former home than your old main job location was. Use the shortest distance of the most commonly traveled routes between these points. To determine this, first figure the distance between your former residence and your new job and then subtract the distance between your former residence and your old job. If the result is 50 miles or more, you have met the distance test. For example, if the distance from your former residence to your new job is 70 miles and the distance from your former residence to your old job is 5 miles, you will meet the distance test.

The second test concerns time. If you are an employee, you must work full-time for at least 39 weeks during the 12 months right after you move. If you are self-employed, you must work full time for at least 39 weeks during the first 12 months and for a total of at least 78 weeks during the first 24 months after you move. There are exceptions to the time test in case of death, disability and involuntary separation. For more information if you qualify to deduct moving expenses please refer to Publication 521.

If you meet the requirements, you can deduct the reasonable expenses of moving your household goods and personal effects to your new home. You can also deduct the expenses of traveling to your new home, including your lodging expenses. You cannot, however, deduct meals.

Moving expenses are figured on Form 3903 (PDF) and deducted as an adjustment to income on Form 1040 (PDF). You cannot deduct any moving expenses that were reimbursed by your employer.

How Vulnerable Are Your Personal and Business Computers?

You may be more vulnerable than you think.

At home or at your business, we rely heavily on computers for communications, news, information, applications and just for enjoyment.  For such a critical item in our lives, we need to make sure that our computers and their networks are as secure as possible, at all times.  Here are some basic areas for you to consider, along with some corresponding technology solution providers to save you time, that we are providing as part of our full service commitment to you. 

If you are in the process of buying or selling property and/or moving to new locations, that is an especially good time to  take stock and evaluate the vulnerability of your computer systems -- so you can avoid surprises in your new surroundings.  (If your situation requires more extensive technical support, we can put you in touch with competent service providers local to you, just contact us.)

According to most advisers that we have come across, and which so far has been verified by personal experience, there are at least 5 required measures or elements that need to be implemented in order to effectively minimize vulnerability for any of your computer(s) that access(es) the Internet or are part of a network:

1. Hardware Firewall, such as those offered by Linksys (a division of Cisco Systems), Belkin, D-Link, etc.

2. Software Firewall, the current best being Zonealarm (a free, but limited featured, version is available), Zonealarm Pro (full featured software firewall), Zonealarm Security Suite(firewall, antivirus and antispam filter all-in-one). [Zonealarm is owned by Check Point Software, with US headquarters in California and main headquarters in Ramat-Gan, Israel.]

3. AntiVirus Program, pick-one: Trend Micro's PC-cillin (headquartered in Tokyo), Symantec AntiVirus  (headquartered in California), McAfee VirusScan (headquartered in California), Panda Anti-Virus (headquartered in Bilboa, Spain), Kaspersky Anti-Virus (headquartered in Moscow), GriSoft AVG Anti-Virus (headquartered in the Czech Republic, with USA headquarters in NJ).

4. AntiSpam Program, depending on your email program (for example: Outlook, Outlook Express or Eudora): Cloudmark SafetyBar(headquartered in California) for use with Outlook and Outlook Express. If you use Eudora(by Qualcomm, headquartered in California) for your email program, it comes with a very effective built-in email spam program and which can also by used, for increased protection, with a free anti-spam add-in: SpamPal(additional plug-ins available, also works with Outlook and Outlook Express). SpamPal provides anti-spam protection, maintains whitelist and blacklist, etc.

5. AntiSpyware Program, pick one or more: Sunbelt Software CounterSpy (main headquarters in France), Microsoft Windows Defender (beta version, currently free). Also, Ad-Aware (free version available), SpyBot Search & Destroy (free, but donations appreciated) along with Spyware Blaster(free). [Suggest having several of these and running them frequently. Make sure that you have SpyBot S&D's Resident protection feature turned on (accessed via "Tools" option).]

 
Note: Before going out and paying for any of these that aren't free, make sure you check with your Internet service provider as many include security software as part of their basic service, for no additional cost.  For example, Comcast includes the McAfee Suite of AntiVirus, Personal Firewall Plus, Privacy Service and SpamKiller as part of it's basic broadband cable service.

Fear of Flying - Free Online Help

I know several people, including a member of my family, who have a fear of flying.  The family member's fear existed before all the current secrutiy concerns about terrorist hijacking of planes.   Most of these people will be forced in the future to consider travel by plane for vacations, emergency family situations, to attend conventions or to conduct business.

Lacey Chance's web site, Fear of Flying Help, provides free online resources, including courses, for all those people who suffer from aviophobia -- a fear of flying on a plane.
 
This is also useful if you have kids that are facing the prospect of flying for the first time, such as during their first vacation trip or when moving to a new location. (By the way, if moving with kids, see my prior blog entry, Kids Survival Guide to Moving Video.)

Flipping Properties Can Be Costly -- Real-Estate Flip Deals Have a Catch

Amateur "flippers" in the real-estate market have more to worry about than a bubble. Many of them could be facing an income-tax audit -- and higher tax bills than expected.The popularity of so-called flip deals has made section 1031 of the Internal Revenue Code popular with real-estate speculators. In a 1031 exchange -- also known as a "like-kind" exchange -- a person who sells a business or investment property can defer capital-gains taxes by immediately rolling the gains into a similar piece of property.The trouble, tax experts say, is that people don't understand the rules. Many trust the advice of real-estate brokers, who often aren't well versed in tax law. Some amateurs are buying and selling properties too quickly, running the risk that the Internal Revenue Service may deem the transactions a person's trade or business, with gains taxed as ordinary income and subject to self-employment taxes.
