Quality Customer Service Is An Attitude With Consistent Action And Proven Results

Customer Service IconWhat drives me as a real estate professional, and what I perceive of others as well in the ActiveRain community, is the desire and the opportunity my profession provides to serve others, to contribute my efforts, knowledge, experience, incite and abilities in enabling customers (clients) to successfully meet their goals, whether thay be personal, family and/or business.   I believe that there are certain key principles that need to be understood, accepted and followed for establishing and maintaining successful customer service relations.  Fortunately, I learned the basics from my father while growing up.

About the time that I was finishing third grade and entering fourth grade, my father started his own retail business in Chester County, Pennsylvania.  It catered to the local agricultural industry and also to the general community.   I remember the work and excitement -- my father bore all the real stress -- of preparing for the grand opening: cleaning up the store front (it was formerly an old Studebaker dealership), installing and setting up the shelving and office supplies, stocking the shelves with the newly arriving inventory and waiting on my first customer.    While we sold agricultural related supplies including chemicals, it was more of a general store as we eventually handled a wide variety of product lines from paints, tires, lawn equipment, hardware, work clothes to even used cars.  (BTW, because of that we had some great cars that we were able to drive and/or own, experiences I'll save for sharing in another post.)  

I eventually performed every possible business task, including shipping and receiving, inventory management, order taking, delivery (we got to drive the trucks around on the grounds to load starting at age 12, then on the road when of age), service clerk and bookkeeping.  Sometimes, when everyone was away delivering or doing other off-site tasks and we were manning the store ourselves, it seemed that we ended up having to do all the tasks at the same time! 

While all the family helped in some way with the business, over the years we also had full and part-time employees with whom we worked side-by-side.   Many ended up being life-long friends of the family even after they moved on to other jobs.

My father instilled in me a sense of service to the customer that has stood the test of time and proven itself over and over.  It is very simple and nothing new, he was just consistent in it's application. It was based on the following principles, which permeate my attitude about customer (or client) service.

First, the Golden Rule is just that, a rule, not a hypothesis or theory.  He strongly believed in it and affirmed it daily.  Treating everyone that came into the store with honesty, fairness and respect.  

"The customer is king"  and especially his mantra, "The customer is always right" are two phrases that are indelibly burned into my brain. 

Treating the customer as king meant that the needs and business interests of the customer were put ahead of our own business interests unless they also impacted the customer.  It did not mean that we were customer door mats. (And we did not subjugate the importance of family as we had set times established for the business and then we had plenty of private time during the week for experiencing and developing other aspects of our life. We attempted to maintain a balance, although there were times when you had to put in extra hours because of the season or heavy customer demands.)   Once we made a specific commitment to a customer, we did whatever it took to see it through to completion.  My father always helped us understand that as you help your customers they will, in effect, help you.

By saying "the customer is always right" he meant, and we all understood, that even if the customer is wrong, in the customer's mind he is right -- so you need to handle his point of view with respect, placing his needs before your business needs or personal ego and correct the situation if, and as soon as, possible...And learn from it so it doesn't happen again.

My father also enjoyed talking with customers, and developing long-term relationships and communicated regularly with most of them.   An important beneft that a retail business can provide to customers is the ability to extend credit, especially in an agricultural community.  Supplies and equipment are needed to plant, tend and harvest the crops in order to obtain the cash to pay back what are in effect business loans, so the store can meet it's own financial obligations and purchase more inventory that will be needed for the next season.  What has this to do with developing long term relationships?  Let me explain...

A negative aspect of most businesses that extend credit -- collections -- was conducted by my father weekly. On his "collecting day" he would make the rounds of major credit accounts and seek a payment.  Normally, most people don't really want to see a bill collector on their door step.  But my father made it a positive event and most looked forward to his visit, even knowing that his visit would "cost" them.  Customers often invited him in to stay for lunch, refreshments and always enjoyed sharing their situation, good or bad.  I sometimes accompanied him on the trips -- partly for the experience and partly for him to show he needed the money to buy groceries for his growing family -- but, every visit was always enjoyable.  I remember a lot of laughing and joking, sharing about family, business or crops, problems they were concerned about and discussing how much they could spare that week for payment and what their future plans and needs would be. 

Even when a customer had a difficult time financially they were never treated in a demeaning or threatening way, yet my father was always able to keep a good handle and control on the receivables.   His weekly collecting day allowed him several benefits: it developed deep, long-term customer friendships and loyalty; it helped him understand customer needs and motivations; it allowed him to keep up with current business opportunities, identify potential new business and prepare for future orders; it allowed him to identify problem situations very quickly before they got out of hand -- whether that also meant limiting credit or extending more credit to get past a special situation; and it allowed for him to keep direct tabs on local industry news and changing trends.   Many times customers would inform him of needs for items he did not carry, but he would often leave with commitments for additional purchases if he would stock the items.  His focus was always on the situation and needs of the customer.  He did not share confidential information (i.e, did not gossip), so he was always well regarded and trusted in their midst. 

Our customers included first generation immigrants for whom English was not their first language, transplants from poor areas of Appalachia, pedigreed locals, those of different faiths and races, some with barely a high school education or that could only sign with an X, those with college and advanced education, startup and established business people.  He treated them all with respect and usually learned from each. When they came into our store, they were a "Customer" who we were there to serve.  And we supplied quality products and services that the customers wanted because we listened and responded promptly to the needs of the customers.

Despite my own involvement :-), the business survived, supporting a family of 7 and employees through the years as most of us grew up and went on to other careers and our own families.  My father was never interested in expanding to new locations, just focusing on figuring what suppliers, service and/or products he could add or change to meet the needs of our customer base and local community.  He was successful in reaching his goals and satisfied with his life and relationships.  The business still exists today, run by two of my brothers who officially took over after my father passed away a few years ago.  They are adding their own flavor to the business based on the foundation he provided.

After college, I went on to pursue other interests, including starting several of my own businesses, providing technical consulting to principles of small and mid-size business, automating customer service centers and setting up corporate headquarters facilities and infrastructures or being part of other businesses that supplied services and products to top Fortune 100 companies.  During those times I have never observed or experienced a business or professional who provided needed products or services that failed with, or succeeded in lasting without, observing in some form these principles of customer service which I have discussed. 

And, thanks to my father, those principles have guided me in real estate and business brokerage dealings in support of clients which I enjoy, yielding a sense of fulfillment and satisfaction in the accomplishment of successful results.
 
 
In summary, the keys to successful Customer Service results (in no particular order except for #1) as taught by my father are:

1. Follow the Golden Rule.

2. Conduct your business relationships with honesty, fairness and respect.

3. Treat your customer as king.

4. Understand that the customer is always right (even when he's "wrong").

5. Develop and enjoy long-term relationships and on-going communications with customers (clients).

6. Listen and respond promptly to the needs of customers (clients).

Daylight Saving Time Changes Starting In 2007

DST USAI was checking out the the latest supplemental edition of the Farmer's Alamanc 2007 and came across an article entitled, How Much Daylight Are We Really "Saving"?, regarding the Energy Policy Act of 2005 that was signed into law in August 8, 2005 regarding establishing new dates for Daylight Saving Time (DST) in the United States.  Starting in 2007, it will begin on the second Sunday of March and end, changing back to standard time on the first Sunday of November.  This means that more than two thirds of the year will be in DST in order to supposedly save energy.  The Farmers Almanac is disputing question some of the assumptions and even proposes what it feels is a more practical set of dates.

Elmer - Salem County, NJSalem County lies in the southwest corner of our great state of New Jersey. It sits on the main transportation corridor between Washington, DC and New York City.  It is bounded by the Delaware River and Delaware Bay to the west and the Maurice River to the east. Oldmans Creek creates nearly half of Salem County's northern border, while Stow Creek runs along a portion of its southern divide. Salem County's natural features include six rivers, more than 34,000 acres of unique meadow and marshland, tidal and freshwater wetlands, 40 lakes and ponds, bay beaches, dunes, expansive woodlands, a critical underground aquifer, numerous streams and important headwaters. Salem County covers 338 square miles - with nearly half of the land actively farmed. It boasts the lowest density per square mile in New Jersey.

The Wheaton Arts and Cultural Center (formerly known as historic Wheaton Village) consists of several unique attractions on over 60 acres. 
 
Wheaton Glass StudioThe Glass Studio, part of the Artist Studios, has skilled, world class glassblowers transforming hot molten glass into bottles, vases and other glass items. Demonstrations are held daily and you can sign up to make your own paperweight. 
 
Glass MuseumWalk through the other various Artist Studios -- ceramic, flamework (working with glass rods over a torch), wood carving --  and see skilled artists at work.
 
The Museum of American Glass is the largest museum in the United States which dedicates the preserving history of glass making and also holds the world's largest (7'8" tall) bottle. 
 
The Down Jersey Folklife Center is a research center exhibiting the traditions which make up the heritage of the Southern Counties of New Jersey. The Center provides tours for students and adults and sponsors live performances throughout Wheaton Village. 
 
Other attractions include the train which offers visitors a ride through the Pinelands, the 1876 built Centre Grove Schoolhouse and the Tinsmith Shop which demonstrates on the weekends.

Mercer County is comprised of 13 municipalities. It's county seat is Trenton, which is also the state capital and sits across the Delaware River from Pennsylvania. Since is it is centrally located geographically and is the center of state government, it has the flavors of both North and South Jersey. Some in South Jersey include it as part of their area, as do many in North Jersey include it in theirs.  Mercer County is technically in the New York metropolitan area, but can also be considered part of the Philadelphia metropolitan or Delaware Valley area as it was officially prior to 2000.  The county is named for Continental Army General Hugh Mercer, who died at the Battle of Princeton in 1777. As of the United States 2000 Census, the population was 350,761.
 
Trenton State House DomeTrenton is the home of the Trenton Thunder Eastern League AA minor league baseball team, which is affiliated with the New York Yankees and plays in Mercer County Waterfront Park, and the Trenton Titans (an ECHL minor league hockey affiliate of the Philadelphia Flyers) which plays in the Sovereign Bank Arena.

Lawrence Township HouseOutside of the capital City of Trenton, the communities include Princeton Township and Princeton Borough, Lawrence and Hopewell, that are great places to live, work, go to school and raise your family.

In Search of The Great Philly Cheesesteak


Philly Cheesesteaks

Everyone has a general idea of what is in a basic cheesesteak.  But, unless you're from or have visited the Delaware Valley area, few people know or understand the exquisite flavor, aroma and satisfying taste that only a true Philadelphia (or as more affectionately known, "Philly") cheesesteak can provide.  The basic ingredients create a synergy that is much more than the sum of it's parts.  
 
As most people know, a basic cheesesteak consists of a bread roll, thinly sliced or shredded meat (usually beef, but now chicken is frequently offered, in which case it's called a chicken cheesesteak) grilled with onions and/or mushrooms or green peppers and of course, melted cheese.  Condiments can include sweet peppers, hot peppers, dill pickles and ketchup (never mustard), according to taste.   Cheese is usually in the form of American (white American cheese only), provolone or Cheez Whiz.  It sounds simple, but the culinary art skills, experience, environment and ingredients necessary to produce the consistent quality of cheesesteak that will pass muster in the Delaware Valley is not easy to acquire and often too sophisticated to effectively reproduce for those deficient of a Delaware Valley heritage.   ;-)

N.J. Supreme Court Committee Issues Opinion 710

According to our NJ Association of Realtors (NJAR), "The New Jersey Advisory Committee on Professional Ethics, appointed by the Supreme Court of New Jersey, recently issued Opinion 710 regarding the misrepresentation of purchase price or other material fact regarding a real estate transaction. As a result of the Opinion, attorneys may refuse to close on properties."

This opinion, according to my understanding, deals with attorneys participating in schemes to inflate the sale price of property in order to get more mortgage money.

I would assume that this has more of an impact in North Jersey (vs South Jersey) where almost all real estate transactions involve legal representation in order to close.

Do anyone in AR have any legal and/or industry incite into the positive or negative ramifications of this opinion?



UPDATE: The chair of the New Jersey Advisory Committee on Professional Ethics, Melville D. Miller, Jr., Esq., issued the following clarification of Opinion 710 on December 22, 2006. Opinion 710 concerns the misrepresentation of purchase price or other material fact regarding a real estate transaction.

Clarification of Advisory Committee on Professional Ethics - Opinion 710:

In response to numerous inquiries concerning "seller's concessions," the Advisory Committee on Professional Ethics hereby clarifies Opinion 710, "Misrepresenting Purchase Price or Other Material Fact Regarding a Real Estate Transaction." The Opinion is based upon the particular facts submitted by the inquirer and recited in the Opinion. It addresses fictional and deceptive increases in purchase prices unrelated to the actual circumstances or costs of closing, and contrary to the expectations of the lender or the ultimate holder of the mortgage. As stated in the Opinion, a prohibited transaction is one that is not premised on "a legitimate charge against the seller on account of any actual costs assumed by it and otherwise payable by the buyer." Accordingly, the Opinion does not implicate a contract of sale that explicitly states that the seller shall provide the buyer with a credit against legal and legitimate costs or expenses related to the sale, which would otherwise be absorbed by the buyer, such as actual closing costs.

Driving Safety: Cruise OFF When Wet or Slippery Roads

Driving when slippery or wetI just received one of those emails that gets passed around warning about a supposed situation that happened and cautioning everyone to avoid the same thing happening to them... The story concerns someone who drove in bad road conditions, such as wet and/or slipper from rain or snow or freezing temperature --with their cruise control ON -- and the resultant accident that occured because the vehicle hydroplaned and lost control.

Regardless of whether the story was exactly factual, it still made a good point about the importance of not using the cruise control in wet or icy conditions. A good indicator for turning it OFF is when you need to use your windshield wiper.

Atlantic County is comprised of 23 municipalities. It is a diverse county, both in terms of population, history, demographics and business opportunities.  It includes rural, suburban and some of the best known Jersey Shore communities, including Brigatine and Atlantic City.

A.C. MarinaAtlantic County is a county located in the U.S. state of New Jersey. As of the 2000 Census, the population is 252,552. Its county seat is Mays Landing. This county is part of the Delaware Valley area. All of what is known today as Atlantic County was once called Egg Harbor, the eastern half of the original County of Gloucester   (Source: Wikipedia)

Ventnor ElephantBrigatine BeachWhat often first comes to mind when discussing Atlantic county is Atlantic City, the Las Vegas of the East Coast which has the limelight and notoriety, along with the beach communities such as Brigatine, Ventnor and Margate.  While Atlantic City and the surrounding shoreline communities are a significant part of the county's tourist and vacation economy and it's history, they compromise a relatively small section of the larger county area.  There are also small pineland communities, agricultural centers like Hammonton Township which claims to be the blueberry capital of the world, and historic villages such as Mays Landing, the county seat located in Hamilton Township, the largest municipality in New Jersey in terms of area.

Realogy Announces Buyout Offer From Apollo Management

According to a Forbes news item, "Buyout firm Apollo Management is set to purchase US real-estate services firm Realogy Corp for 6.6 bln USD, the Wall Street Journal reported, citing company officials.  The holding company for such operations as Coldwell Banker, Century 21 and the Corcoran Group..."

Realogy is, of course, the real estate split-off from Cendant Corporation. It is headquartered in Parsippany, NJ.  It owns Coldwell Banker, Century 21, ERA, Sotheby's, Corcoran, NRT, Cartus and Title Research Group.  Here is their press release:

Camden County is comprised of 37 municipalities. It is a diverse county, both in terms of population, history, demographics and business opportunities.  As of the 2000 Census, the population was 508,932. Its county seat is Camden. The county was founded in 1844 from parts of Gloucester County.  It is part of the Delaware Valley region.

IWalt Whitman Bridgen 1926, President Calvin Coolidge dedicated the Delaware River Bridge, later renamed for Benjamin Franklin. It opened the way for commuters to work in Philadelphia and live in the Camden suburbs. A second bridge, the Walt Whitman, opened 31 years later, connecting Philadelphia and Gloucester City. In 1976, the Betsy Ross Bridge, linking Philadelphia and Pennsauken, opened to traffic.
 
These routes and the development of high-speed rail transportation between Camden and Philadelphia helped to push the county's population over the half-million mark. This, combined with a broad economic and industrial base, several centers for higher education, three major hospitals, and an excellent interstate road system and connections, offer a bright future for the county while "Making It Better, Together!"
