Attitudes Against Land-Use Development Grows Deeper and Widespread In U.S., Survey Reveals

Negative mind-set dominates results of second national Saint Index© across 14 industries and five regions; citizens turn thumbs-down on effectiveness of local officials in land-use issues.

For the second consecutive year, the Saint Index©, a survey commissioned by The Saint Consulting Group - an analyst of U.S. land-use politics, finds that Americans are strongly opposed to real estate development projects. In fact, twice as many continue to actively oppose development as support it...

Further, 70% of Americans support using tax dollars to keep land undeveloped, and 38% feel that "strongly." And, according to the just-completed survey, Americans are less concerned about the environment [11 % response] than they are about protection of property values [36%] and preservation of community character [29%].    (Source: TSCG)

Welcome to the ActiveRain Delaware Valley Region Group!

The intended purpose of this group is to provide a forum to share information and resources that are of specific interest to those of us who live and work in the Delaware Valley region (NJ-PA-DE), including South Jersey, Southeastern Pennsylvania and Delaware. Also called the "Tri-State" area, it includes the Philadelphia Metro area.

It is a way for us to network, meet new friends, exchange ideas, build relationships and share news and experiences.

Post anything you believe may be of general interest or benefit to those of us in the Delaware Valley.  If you have a question about a community or resource in the Delaware Valley region, post it here for others to help you.

POSTING CRITERIA FOR GROUP


While most of the posting criteria for this group is based on general ActiveRain guidelines, there are a few specific to this group (although most groups have similar ones):

1. No spamming... this includes personal advertisements, etc. 

If you want people to get to know you, we have provided almost unlimited means for you to do so...

First, submit your information to the Real Estate or Lender Directory that should always be at the top of the Commercial group posts.  David Abernathy does a great job of maintaining them and quickly adding submissions to the list.

Second, start posting comments to group posts that are of interest to you and where you can contribute your expertise for the benefit of the rest of us.

Third, submit your own posts to the group, sharing your knowledge, incite, experience and ideas that will benefit the rest of us.


2. Stay on focus.

Just because you write a great post for which everyone may be interested, does not mean it should also be included in this group. 

For those that have the tendency or urge to do this, allow me to make a suggestion...
It will probably be better to post the majority of your posts in the [*** make appropriate substitution here ***] group which are more generic with respect to readers and not this group, unless you want to specifically apply it to this group as a tutorial.

If you are discussing a fairly involved topic, unless it is a practical application that the majority can quickly grasp, it is my suggestion to post to "[** substitute appropriate group here ***]" and similar areas, then submit "practical application" and/or "tutorial" posts to groups like this (incorporating links to the more detailed posts as references) with specific examples oriented to this group.

I believe you will have more readership for those situations.  (And extra AR points for the posts :-)

Otherwise, most people will see it as "noise" within the group and I am being "encouraged" to filter out as much "noise" as possible that does not deal specifically and directly focus on the objectives of this group.


3. Avoid ALL CAPS in titles.

While you think you are getting more attention that way, it actually does the reverse as most people view ALL CAPS in titles as either flaming, inexperienced poster, spam, immaturity or a combination of them.  ALL CAPS in the heading, while it may make you stand out, are actually harder to read and most people tend to ignore associating with advertising.   In order to avoid the "spamming" look of other blogs, we will remove automatically (do not have the time to notify poster) any entries that are ALL CAPS in the title.  (If that happens to your entry, all you have to do is correct the title using upper/lower case and then resubmit.)


4. Properties for Sale.

Most of us want others to know about our properties and we need a venue for other members to quickly find out about available properties.

However, we already have a great facility via Localism.com whereby we can posts listings by location.  Posting listings to the Commercial Real Estate group can result in the group posts looking like spam and often interest to none but a very few members for each occurance. 

For those that want to be able to have a place for posting and identifying commercial listings, here's a new group created just for that purpose:
Commercial Sales or Leasing - Property and/or Business


Let me know your thoughts and suggestions on how to continue to improve the group.

Medford Dickens Festival - Starts The Holiday Season

Medford Dickens FestivalThe township of Medford celebrates it's annual Dickens Festival, this Friday, Dec. 1st (rain date Dec. 2nd) the official Medford start to the Holiday season! A tree lighting ceremony kicks off the festival. Sponsored by the Historic Medford Village Association, its held on Main Street (Rt. 541). It starts at 6pm and runs until 9:30pm.

This is a great evening out for couples, families and groups of friends. Lots of food, music, entertainment, historic walking tour, carriage rides and more.

Delaware Valley - Winter Storm Preparedness

Winter is a great time to enjoy the recreational opportunities, holidays and events associated with the season.  Adequate protection for the coming winter storms that we will also experience requires preparing in advance for the effects of ice, snow and extreme cold.Winter - Snowflakes

DOCTYPE Tag - What Is It's Purpose?

Have you ever looked at the source code of any web page and seen a line at the beginning of the code that starts with "<!DOCTYPE ..."?  If you do your own web design and perhaps use a standard development tool such as Frontpage (now Impression Web) that automatically inserts the line for you, do you know what  it means?   Does it have any effect on how it is handled by browsers (such as Internet  Explorer or Firefox)?  Is it just comments or for use by the development tool?   Does it always have to appear at the top of the page? 

If you look at the source code of enough different web sites, you will see many variations of DOCTYPE.  The purpose of this article is not to teach you how to code web pages or even everything about DOCTYPE, but to help make you aware of it's purpose and the potential effects on how a web page is rendered (interpreted and displayed) by web browsers, then point you in the direction of more in-depth information.

DOCTYPE, which  stands for "document type declaration", is a standard tag that is used to identify to the validating/rendering application, such as a browser, what standards to use in evaluating and displaying the HTML or XHTML properly in your browser.  It must appear as the first line of code, any other non-blank line will cause evaluation to take place in a non-standard, or near-standard, "Quirks" mode in which the browser will assume you are using an old-fashioned (before DOCTYPE came into use) invalid coding -- which can be detrimental to the presentation of your document.

If you are incorporating CSS and XHMTL in your web page, then you must have DOCTYPE properly identified for the browser to correctly handle your page.

There are many variations of a complete DOCTYPE line, here are a few examples you will commonly see:

The above examples all include a URL (i.e., the "*.dtd" URL, also called the URI, which are files containing the document standard to use for rendering the web page) at the end of the tag, but you will also see DOCTYPE lines without the URL:

This is allowed.  However, it causes the browser to switch from strict compliance to the standards of a *.dtd file, to a "near-standard" or "Quirks" mode that takes into consideration some of the non-standard behavior of browsers such as Internet Explorer.
 
 
If your web page is not displaying properly and everything else appears correct, you may want to consider whether your DOCTYPE tag is appropriate.  This is especially the case when you are incorporating new features into existing web pages.

Celebrate: Thanksgiving

Thanksgiving Family DinnerThe American Thanksgiving holiday began as a feast of thanksgiving in the early days of the American colonies almost four hundred years ago. After the United States became an independent country, Congress recommended one yearly day of thanksgiving for the whole nation to celebrate. George Washington suggested the date November 26 as Thanksgiving Day.
 
Then in 1863, at the end of a long and bloody civil war, Abraham Lincoln asked all Americans to set aside the last Thursday in November as a day of thanksgiving. Later, during the Great Depression in 1939, President Franklin Roosevelt proclaimed that Thanksgiving should be celebrated on the next to last Thursday of the month to encourage earlier holiday shopping, never on the occasional fifth Thursday. However, it was not mandatory and not all states complied. 
 
Finally, Congress ruled that after 1941 the 4th Thursday in November would be a federal holiday proclaimed by the President each year. (Source: usinfo.state.gov, census.gov)

Microsoft Office 2007 and Related Applications

Microsoft OfficeMicrosoft has announced that they will be releasing their latest Microsoft Office 2007 applications in January 2007, around the same time as Windows Vista is being shipped.  Some have questioned the wisdom of releasing two of their biggest income producing products at the same time.  However, after spending some time with both Vista and MS Office 2007, it makes sense to me, as they need each other to provide the maximum benefit of their capabilities.  (Note: I'm focusing here on the personal workstation side of the Office product line, there are also several related server products, but that is outside the scope of this article.)

Many current users of MS Office 2003, if it is currently meeting their needs, will have little incentive to upgrade.  However, if you purchase a new computer systems with Vista installed or want to take advantage of the updated menu/toolbar interface ("Ribbon") and new features, especially the extensive collaboration capabilities, then Office 2007 may be a no-brainer for you. 

Some other Office features include a Live Preview, Zoom Slider, option Galleries, and an Office add-on that allows you to save your documents as a PDF or an XPF file. (Not available for all Office applications.)

Office 2007 has changes made to its main suit of applications, as well as to the supporting programs that interact with it.  There are 7 different official Office 2007 Suites, which vary according to the applications that are included, based on their intended users. 

Here are the list of the applications that will make up the various Office 2007 Suites (and a few of the new highlights for each application):

Word - Improved menus, ability to publish and maintain blogs directly from Word, Building Blocks (allowing boilerplating from pre-existing content), Tri-Pane review (compare and track changes to two versions of a document).

Excel - Improved menus, handles up to 1M x 16,0000 rows, builds charts with fewer clicks, and when scrolling large tables it keeps its headings in view.

Outlook - Improved Instant Search, integrated To-Do bar, advanced calendar sharing, improved junk e-mail filtering and e-mail tasking; read and manage RSS feeds and blogs. Optional: Business Contact Manager.

Powerpoint - Better integration with Sharepoint Server; create hierarchy, workflow and relationship diagrams; create digital signatures, ability to mark documents as "Final" to protect it from changes, Slide Library for saving and reusing slides.

Access - Automatic data type detection, new field types for attachments and multiple field values, better reports preview, better audit trails and viewing of audit trails with roll-back of edits.

Publisher - Convert from one document type to another, frequently used content can be saved for reuse in Content Store, templates automatically filled in with company data where appropriate.

Infopath - Collect and manage data with forms now useable from a browser, email forms and have them filled out in Outlook, auto conversion of Word and Excel forms, built-in data validation, Template Parts for grouping controls for later use.

Project - Create custom templates, analyze changes before committing, improved cost resource management and analysis for reporting, date can be used by Visio and Excel to create charts and diagrams, project schedule can be managed as a 3D Gantt chart.

Visio - PivotDiagrams to visualize data, groups and relationships; link shapes and data to shapes, dynamic objects link to external data, new shapes, new theme behavior.

OneNote - Supports multiple notebooks and sharing across multiple computers, tasks  synchronized with Outlook, OCR performed on images to to capture any text for searching, audio and video can also be tagged, indexed and searched, diagram drawing tools, can "print" to OneNote, hyperlinks between notes and from outside OneNote.

Groove - "Work together and share information with team members - anywhere, anytime, with anyone."  This is a new application for communication and collaboration between small groups (peer-to-peer) or enterprise teams using a relay server. A user creates a "Workspace" and then invite others to share in it via an encrypted link. 

Communicator -  "For anyone who needs to communicate with other people in real time, using a variety of different communication methods including instant messaging (IM), voice over Internet protocol (VoIP), and video."

SharePoint Designer - A web site development application for enterprises incorporating Sharepoint technology. Support for creating workflows and data reports, from external data sources; allows XML data to be displayed using XSLT; easily make or undo changes across Sharepoint sites; create workflows to automate business processes.

Frontpage Is No Longer Part of Office
Frontpage - is no longer part of the Office suite of applications and has been replaced.  It's replacement, Expression Web, is now part of the Microsoft Expression product group -- together with Expression Graphic (for graphic design) and Expression Interactive (for app design) -- of web site development applications:

Expression Web - Expression Web was designed to create code based on CSS and XML. It is the new replacement for Frontpage. It features an enhanced interface, XML and XSLT support, and improved, efficient Cascading Style Sheets (CSS) support.  (While it is currently known as "Expression Web", it was previously called "Expresssion Web Designer" and you will still see references using it's previous name.)

Loaning Money To People You Know - Guidelines

Many people, while they may be very careful in following proper guidelines for giving out loans in their business and professional dealings, don't always practice the same level of discretion with personal friends and family members.   However, it can be a cause for misunderstandings and strained relationships when problems with repayment arise.

Here are some basic guidelines for reducing misunderstandings and minimizing problems, from an article "How to Hassle the Pal Who Owes You" (Bankrate.com/MSN):

Article Summary Guidelines:  It's important to always make it official by writing down, no matter how informal (even a napkin if necessary), the following points and include the signatures of all participants:

The loan amount.
The date of loan.
The date or schedule of repayment.
Rate of interest (if any).
Collateral (if any). 

It is also important to never give a loan to someone and not tell your spouse; and never, ever co-sign a loan.

The article suggests what to say and do under different situations when the person is overdue on their repayment, pointing out that it will surely put a strain on relations, if not outright destroy them and the sooner a problem is addresssed the less damage can be done to a relationship.  If someone is not able to repay, it may be a good fallback to allow payback with services such as babysitting, yard work, painting, etc.

That old saying, "he who lends money to a friend stands to loose both", still rings true today.

Windows Vista Coming Soon -- What Should I Be Considering?

Ready or not, Windows Vista will soon be available for your business, home and mobile Personal PCs.  Despite many delays, it is already in production and will be available officially in January 2007, but some may have access to it sooner (as early as the end of this month [Nov. 2006] for larger organizations).  In addition, there are many, such as myself, you have been running pre-release versions of the software. (I'm running in Windows Vista now while I'm writing this blog article.)   Windows Vista Start Button
 
Many areas of consideration need to be addressed before taking on an upgrade to Vista.  (Of course, in 2007, when you buy new computer systems they will normally come with Vista pre-installed, so you probably won't have a choice.)  Here are some of what I feel are the more important points when considering whether to upgrade:
 
1. Hardware.  Windows Vista is infamous for it's more demanding hardware requirements.   There is a minimum ("Vista Capable") requirement of at least 512MB of RAM and a 800MHz CPU just to run the standard features, but to run the cooler features such as it's Aero Glass display, you will need at least 1GB (1000MB) of RAM, a 1GHz CPU and a high-end graphics card with 128MB of memory ("Premium Ready").  While the advanced features are nice, they are not necessary for normal business applications.
 
2. Editions.  Where Windows XP essentially had a Home and a Professional edition from which to choose, Vista has 5 editions: Home Basic, Home Premium, Business, Enterprise, and Ultimate.  Business edition is somewhat equivalent to XP Pro. Ultimate is a combination of all features in the other editions, including media center, plus some special drive encryption protection capabilities. Windows Vista Enterprise will only be available to customers (usually larger organizations) who have PCs covered by Microsoft Software Assurance or a Microsoft Enterprise Agreement (i.e., organization-wide licensing agreements).
 
3. Compatibility.  For most businesses and professionals, it's the application software that is the critical element of any computer system.  So, it is important that your application software will run appropriately in Vista. Windows Vista has built-in compatibility modes to allow it to run software that was designed for previous versions of windows.  However, there will be problems for many applications and it is important that you either have the capability to upgrade to a newer Vista-ready version of your important application software or you try it out with a test system running Vista before you commit to changing over all your regular PC's.  There is also a problem with device drivers (such as software for controlling printers), that hopefully will be resolved when Vista is officially released. Currently, my main network HP Laserjet printer does not have Vista drivers available and I am not able to use it when running Vista.
 
4. Training. Most people that are comfortable with computers will be able to adapt to the new version of Windows.  But that does not mean there will not be a learning curve that you will need to overcome.  They layout is different (the start button is the image displayed above) and can be even a little disorienting if you are use to prior versions. The media center (part of the Home Premium and Ultimate editions), while having some neat features, can also present a challenge to fully understand and control.  Your technical people will also need significant training and knowledge to understand, prepare, support and take advantage of all the new capabilities.
 
5. Costs. The cost of Windows Vista itself, if upgrading and not being included in the purchase price of new equipment, is not the main cost.  You may need to add more memory or even replace the hardware system.  You will probably need to pay for upgrades to newer Vista-friendly versions of your application software.  In addition, you will incur learning costs, both in terms of training and also lost time while gaining experience with the system.  Technical installation and support will also need to be factored into the costs.

When Will I HAVE to upgrade?

If you are running the latest version of XP Pro and you keep it up-to-date with with security patches and the latest fixes, you can possibly get by for a few years without having to change your current system (assuming no hardware failures and replacement parts readily available).  You can even download and install Internet Explorer 7 which comes as standard part of Vista and enjoy the same benefits of its tab windows, RSS reader and improved browsing security, as I have already done.  However, the additional security, multi-media features and new hardware compatibilities that are basic to Vista may eventually force you to make a business decision to upgrade.

If you are running a version of windows prior to XP and do not have an inexpense way to upgrade now to XP Pro, then I would plan on upgrading to Windows Vista sometime in 2007 as the older Window's security weaknesses and potential privacy liability exposure for your business, and you personally, will offset any savings advantages you may believe you currently enjoy.  In additional, Microsoft has already announced limiting support for prior versions and this will eventually limit the pool of qualified technical personnel that will support your legacy system.
 
Utlimately, a decision to upgrade to Windows Vista, if not otherwise included as part of a new system purchase, will be based mainly on a desire to benefit from the enhanced software/hardware security and networking features, Vista friendly Office 2007 release, and to take better advantage of the processing power of the upcoming multi-CPU and 64-bit computer systems.

Dining Out: That Place For Food

That Place For FoodSeldom do you come across a local restaurant that when you look at the food preparation, presentation and proportions you realize that there is something special occurring. "That Place For Food" is such a place.  In fact, local residents are also discovering it and letting others know.  Below are some of the comments that have been appearing on a local nj.com forum...
 
Restaurant Symbol"Wow. I ate at That Place that some of you guys have been talking about and I have got to say. It was Great! When I hear people talk about how good a restaurant is I get a little skeptical but this Place is off the charts for sure. The dining room is very nice and decorated very nice. The women that served our table was named Kathy, She is one of the owners children. She told us that her and her two brothers work there every week to help there mom and dad. Well Kathy who is very young gave our table the best service. The food was truly the best i've had. The seafood is very fresh, and delicious. I had the mussels marinara appitizer which was very good. I ordered the prime rib 20 ounce which was the best I have ever had. I was so full after the mussels and only finished 1/3 of my rib and took the rest of it home. The next day I was going to reheat for lunch and weighed it it was 20 ounces. Wow I ate 1/3 of it last nght and the nexed day I still had 20 ounces left. The portions are unbelievable. I asked the owner how he can do it and he said I will never short change a customer. I always give the customers more not less. Tell me a restaurant with that kind of thinking. They were covering a shrimp display tray for a catering customer that was beautiful. All I can say is You have got to try this place it's 5 star in my book."
 
"I've eaten there numerous time and never had a bad meal. It's a great place! The owners are so friendly...they make you feel like family."
 
"They are closed Sunday and Mondays. It's run by a man and women with kids. It's a family run business. The last time I ate there I asked about the hours and they explained that they are at the market every morning at 5:00 AM Picking out the seafood. They close at eight or when they sell out. They make every thing fresh. It's really a great place. Last week I went and had The seafood combo It was Huge and delicious. My mom and dad had the Prime Rib which was delicious and tender. The only bad thing I can tell you is It's so good you cant stop eating.. there goes my diet again."

Historic Whitesbog Village

Whitesbog Village Preservation TrustExperience the culture, history and natural environment of the New Jersey Pinelands. Whitesbog Village in Brendan T. Byrne (formerly Lebanon) State Forest, Pemberton Township, is open to the public from dawn to dusk daily. Guided tours are available upon request. Whitesbog Village, named after the Whitesbog's founder, J.J. White, an innovative cranberry farmer who revolutionized the cranberry farming industry (i.e., involving cranberry bogs, hence, White's Bog) in New Jersey.

Elizabeth C. WhiteLater his daughter, Elizabeth who had taken an active interest in her father's cranbery growing and shipping business, read a USDA report on Dr. Frederick V. Coville's work in blueberry propagation in New Hampshire.  She wrote to Coville, inviting him to continue his research at Whitesbog and Coville accepted the offer. For the next five years, Elizabeth White and Frederick Coville worked together. White located wild blueberry bushes by asking local Pineland people to help her find the best blueberries from the wild bushes. She wrote out directions for them to follow and named a bush after its finder. Thousands of cuttings were taken to create the new varieties.

 Blueberry Packaging - CellophaneIn 1916, White and Coville produced the first commercial crop of blueberries.  Together they developed 8 varieties from wild selections and 15 improved varieties by 1937.  There are at least 40 improved cultivated varieties of highbush blueberries for northern climes on the market today, developed for disease and frost resistance, large flavorful berries, and consistently high yields. 
 
Elizabeth White was the first to use a cellophane wrapper, a clear plastic covering that was put over the small baskets of blueberries when they were shipped to stores for sale. 
  
In 1967, the State of New Jersey, Department of Environmental Protection, brought many of the farms in the Pinelands under the Green Acres Land Acquisition Act and created the Pinelands National Reserve. Included in that purchase was the small village of Whitesbog. The Village and its surrounding 3,000-acre tract of land then became part of Brendan T. Byrne (formerly Lebanon) State Forest where it remains today.

Columbus Farmers Market - Something For Everyone

To make outdoor shopping and selling more enjoyable, all-weather pavilions protect shoppers and sellers from inclement weather and transform the bazaar into an all-weather market.

And when you're hungry, you can choose from pizza, burgers, fried chicken, funnel cake, bagels, hoagies and tons of other goodies. Need some more cash? Two ATM's are on site for you.

Finally, a special addition at the Market is the 5,000 square foot Lancaster Meats store featuring Amish made wood products, quilts, foods, candles, storage sheds, furniture and lots, lots more. Open on Thursdays and Saturdays, Lancaster Meats is the meeting place of shoppers from miles around.
